A long-standing source of blight in Peotone has been eliminated, as village officials announced on Monday, October 13, 2025, that the building at 528 Schroeder Avenue has been demolished.

“528 Schroeder is no more,” Village Administrator Nick Palmer reported to the Village Board. “Some days I have to rub my eyes to make sure it’s real, but it’s gone.”

The property has been the subject of village attention and legal action for several years. Palmer said that after months of working with the owner, progress accelerated, leading to the issuance of a demolition permit and the building’s removal last week.

“I will say working with the owner over the past few months, whatever I’ve heard in the past, it’s much more collaborative and cooperative,” Palmer stated.

With the demolition complete, the next step is an inspection of the building’s foundation. According to Palmer and Mayor Chris Vieaux, the owner intends to build a new structure on the site if the foundation is deemed sound. Vieaux noted that he recently toured another building the same owner is completing nearby and was impressed with the quality of the materials and work.

The demolition marks a significant victory for the village’s code enforcement efforts and clears the way for new development at the site.
