Rural Property Split Moves Forward

The request, submitted to Will County by Brian and Glenna Johnston, involves a 2.5-acre parcel at 8522 W. Kennedy Road in unincorporated Peotone. While technically labeled a “subdivision” under county rules, the applicants emphasized that no development is planned.

“We have no intentions of building a subdivision,” Johnston told the commission. “We just want the house and the 2.5 acres. That’s it.”

The property was previously part of a larger farm, estimated at over 100 acres. The request simply separates the home and its immediate acreage from the larger parcel.

Commission members clarified that the terminology can be misleading, as county regulations classify any division of land as a subdivision, even when it involves just one additional lot.

After a brief discussion, the commission voted unanimously to recommend approval, effectively signaling that the village has no objection. Final authority rests with Will County, though the recommendation will also go before the Peotone Village Board.

Questions About Nearby Development

During the discussion, commissioner William Mercer asked whether the applicants were connected to proposed solar or data center projects in the area. The applicants said they were not and expressed no interest in those developments.

Village staff noted that a community solar project near Interstate 57 and Kennedy Road is still expected to move forward, with some preliminary work already completed.

Officials Address Data Center, Solar Rumors

A significant portion of the meeting was devoted to addressing public speculation about large-scale developments, including data centers and solar farms.

Village administrator Nick Palmer acknowledged that companies have expressed interest in sites around Peotone but stressed that no formal proposals have been submitted.

“There’s no plan, there’s no proposal, there’s nothing concrete,” Palmer said. “If we get a project, we will bring it to the public.”

Palmer said the village regularly meets with prospective developers—a common practice—but cautioned that prematurely publicizing early-stage conversations can derail potential projects and create unnecessary concern.

Palmer also pushed back on misinformation circulating online, including claims that projects are already approved or that non-disclosure agreements are in place.

“That is absolutely not what this company said,” Palmernoted, adding that at least one interested developer has explicitly stated the village can disclose discussions at the appropriate time.

Balancing Growth and Community Concerns

Palmer emphasized that any future proposals—particularly large-scale developments like data centers—would undergo public review and scrutiny, including considerations of water usage, power demand, and environmental impacts.

At the same time, officials pointed to the village’s need to explore new revenue sources to support infrastructure and services without overburdening residents.

“We have an obligation to investigate how we can create other revenue,” Palmer said. “But it has to be balanced with what the community wants.”

The discussion also highlighted confusion among residents about jurisdiction, as some proposed developments fall outside village limits but within the broader school district or surrounding townships.

Next Steps

The Johnston subdivision request will be forwarded to the Peotone Village Board for consideration, though final approval lies with Will County.

The commission adjourned without taking further action.
